Landlord Payment Requirements

Important Notice-HCVP Landlords

Direct Deposit & Paper Statement Policy Change

Mandatory Direct Deposit

As part of LMH's less paper initiative, effective February 1, 2022, we will no longer issue paper checks for the Housing Choice Voucher Program HAP payments.  All payments will be made in the form of direct deposit.  Landlords who are currently receiving paper checks must sign up for direct deposit no later than December 15, 2021.  A link to our direct deposit form can be found here: Direct Deposit Form

***Landlords who fail to submit the direct deposit form will have their payments held for pick up at our office, located at 211 S. Byrne Road, Toledo, OH 43615.  Please note, checks will be ready the first business day of the month and may be picked up between 1:00 p.m. to 4:00 p.m.  Checks that are not picked up within 5 business days will be available the following month.  Please note that this accommodation is temporary, as LMH will enforce the mandatory direct deposit requirement on June 1, 2022. ***

NOTE: The person picking up the check must present proper ID showing they are the owner or manager of the rental unit, or supply the last four digits of the social security or EIN number that the rental account is under. For security reasons we cannot give out checks without proper identification.

Paper Statement Changes

Effective January 1, 2022, LMH will no longer print and mail paper statements.  All statements will be made available via the LMH Landlord Portal.  If you do not have a registered account, you can establish one by following the steps below:

  1. Go to lucasmha.org
  2. Under the Landlords Tab, select "View the Landlord Portal"
  3. Once inside the portal select "Create an Account"

Inside the portal you can view your statements as well as other information related to your LMH landlord account.
