The Modernization or "MOD" Department's primary responsibility is directing the capital improvement efforts for the LMHA's properties. Modernization is a term used for upgrading, renovating, rehabilitating, or improving the systems or structure of a development, apartment, townhouse or house. Funding for the MOD department comes from the Federal Government through HUD in the form of the Capital Fund Program. Projects vary in cost and complexity ranging from only a few hundred dollars to tens of millions of dollars in value. MOD plans, coordinates, and implements these projects with suggestions from: resident councils; the Central Resident Council; the Resident Advisory Board; other LMHA departments; and consultants. We expend approximately six million dollars annually into the local economy.
