The LMHA Homeownership Office offers a number of ways to assist in the
purchase of a home. Whether you currently are a participant in LMHA
programs or not, this office might have programs to suit your needs.
The Homeownership office builds new homes throughout Lucas County and
sells these newly constructed homes to Low-to-Moderate individuals and
families at affordable prices. Currently the LMHA has homes for sale in
North Toledo (5 homes in 3400 Block of North Erie and 1801 Clay). These
homes are priced at $105,000 each and contain 3 BR, 2.5 Baths, and a
2-car attached garage. These homes also have a full basement,
appliances, central air and a deck. A 15-year property tax abatement and
down payment assistance through the City of Toledo are available to
those that qualify. Eligibility to purchase is restricted to those
households making below 80% of the Area Median Income based on household
size. (currently $47,100 for a family of 4).
The LMHA has plans to build additional homes soon. The current
locations are 3530 Willow Run in Southwest Toledo, in the Division and
Indiana Area (7 homes), and in Spencer Township (up to 5 homes at Oak
Grove Estates).
The LMHA Homeownership Office also has plans to begin acquiring
properties in need of rehabilitation throughout Lucas County and
rehabilitating these homes for sale to Low-to-Moderate individuals and
families at affordable prices.
For current tenant-based Housing Choice Voucher and Public Housing
residents who make $10,300 or more per year in non-welfare income, have
about $1,000 in their savings account, and can acquire a mortgage
through a conventional lender, the LMHA has a Housing Choice Voucher
Homeownership program that might fit your needs. The Housing Choice
Voucher Homeownership program provides direct subsidy assistance toward
the purchase of a home rather than renting. If you are on Section 8,

If these options are not appealing to you, the LMHA Homeownership
Office would be happy to assist in referring you to a local HUD-approved
Housing Counseling agency for homebuyers education and credit
counseling, or a Community Development Corporation that might have down
payment assistance or homes available for purchase in their targeted
neighborhoods.
